The E-Magine residence is managed by the company Elyade, whose head office is at 29 rue Jean Monnet, 31240 Saint-Jean (France). Elyade specialises in managing student residences. Marketing and letting of the studios (finding tenants, viewings, signing leases) are handled by the appointed estate agency Begip, at 22 avenue Georges Dumas, 87000 Limoges.

Begip is your direct point of contact for the whole letting process (application, file, signing). The residence may be full — if so, ask to be added to the waiting list. Once you've moved in, day-to-day management (repairs, technical requests) is handled by Elyade.

Rent ranges from €360 to €437/month all charges included depending on the home and the floor. Included charges are:

Not included in the rent: your individual electricity meter subscription (heating, lighting and appliances), the household waste tax (TEOM), home insurance (compulsory) and the laundry room (paid service on site).

Yes, the E-Magine homes are eligible for ALS (the CAF housing allowance). The amount depends on your own income and your parents' income if you are still part of their household for tax purposes.

The CAF application is completed online in the weeks after you move in.

The security deposit is, by law, one month's rent excluding charges for a furnished home (the E-Magine studios being furnished). The exact amount is confirmed when you sign the lease. It is returned within a maximum of one month after the check-out inventory, provided no damage is found.

The studios are part-furnished. Provided: a fitted kitchen (fridge, ceramic hob, extractor hood, storage), desk, chair, shelves and a shower room with WC and heated towel rail.

To be brought by the tenant: the bed, mattress, wardrobe, bedding and bathroom accessories. This set-up lets each tenant personalise their space to their own taste.

Yes, the residence has a laundry room (washing machines and tumble dryers) available to all residents. This is a paid service (pay per use). The machines are accessible during the opening hours of the communal area.

Pets are governed by the residence's house rules. We recommend contacting the Begip agency directly to find out the conditions in force at the time of your application.

The E-Magine studios are let on furnished tenancies. The legal minimum is 1 year for a standard furnished lease (or 9 months for students, with no automatic renewal). The exact terms (length, notice period) are set out in the lease signed with the Begip agency.

Yes, a 9-month academic-year tenancy is possible under a furnished student lease. This specific type of lease, provided for by law, does not renew automatically at the end of its term. It suits students who want to give up their home each summer. Ask Begip about availability.

In most cases, a guarantor is required for students without their own income. This can be a parent or relative. The VISALE guarantee (Action Logement) can also be used instead of a personal guarantor — find out more at actionlogement.fr.
